International interest in US housing market is up
Briefly

Despite being the largest source of international interest in U.S. real estate, Canadian traffic on Realtor.com sharply fell from 40.7% to 34.7% amid newly imposed U.S. tariffs and escalating diplomatic issues. Major metropolitan areas saw a consistent decline, with Naples, Florida, witnessing the most significant drop. However, Canadians still represent a substantial portion of foreign traffic, leading other countries like the U.K. and Mexico. Texas markets like Austin and San Antonio are gaining interest due to economic factors, while cities like San Francisco struggled due to affordability issues.
Canada's share of foreign traffic for U.S. real estate significantly declined from Q1 2024 to Q1 2025, coinciding with U.S. tariffs and tensions.
Despite the decline, Canadians still make up about one-third of foreign real estate interest, with the U.K. and Mexico following far behind.
