The Victorian building is set to become a 2,300-capacity venue, which the company says will showcase 'a wide range of artists'. The building dates back to 1896, when it was used as a theatre and opera house, before closing its doors in 1933. After that, it became a cinema - though this, too, closed in 1969.
At the end of last year, XOYO (along with other London venue The Camden Assembly) was acquired by the newly formed Propaganda Independent Venues group, run by Propaganda founder Dan Ickowitz-Seidler and TEG founder Richard Buck. By acquiring the Shoreditch club, the group wanted to help it "thrive under independent ownership and become a cultural hub for the area, offering opportunities and support to local artists and businesses".
At its peak, XOYO in Shoreditch was one of the best nightclubs in London, playing host to residencies from the likes of Benji B, Andy C, Artwork, Bradley Zero, Skream, Bicep and The Blessed Madonna. However the club struggled to maintain that level of cultural relevance post-pandemic and declined in popularity as it became a more commercial venue. New data from Bristol-based hospitality recruitment platform Limber shows that average shift hours posted by hospitality businesses in 2025 are down 30% compared with 2022, underlining the depth of pressure facing operators across the industry. According to Limber, average monthly shift hours per business have fallen from 112 hours in 2022 to just 79 hours in 2025, as venues attempt to control costs by running leaner rotas and reducing reliance on flexible labour.
